I won’t take it for granted that you know all the in's and out's of the buying/selling process or that you are familiar with all the terminology. Instead, I will provide you with a full explanation of what to expect and what the different clauses in the purchase contract mean. That’s important so you're not faced with any surprises along the way.
Assessing Your Needs
One of the first questions I will ask is, “Why are you moving?" I will also need to know any time constraints you might have (perhaps imposed by the need to relocate for employment), your financial situation and any future plans. I will also help you decide which part of the city you want to live in and what type of house is best for you. There are plenty of options available in the marketplace - new homes, resale homes, townhouses, condominiums, inner city, newer subdivisions or country acreages. It's all part of getting to know you so your purchase will be handled to your complete satisfaction. I will compare your needs, wants and budget with what is available on the market - and make recommendations that save you time and effort.
Arranging Financing
If you will require mortgage financing perhaps the most important first step is to speak with your bank’s mortgage specialist. In order to make sure you're getting the best deal possible I also strongly recommend you consult an independent mortgage broker. Determining what your financial capabilities are and, even more important what financial commitment you feel comfortable with, is essential. Choosing the actual mortgage product you will commit to can be made once we’ve found your home but getting pre-qualified always makes your home choices much clearer and easier.
Negotiating
Once we have found the home you would like to purchase the next step is to decide how much to offer. I will make sure you fully understand what other similar homes in that community have sold for and all the factors you should take into account when deciding on the amount of your offer. Reaching a fair and reasonable agreement is always in the best interests of both buyers and sellers and careful preparation of our negotiation strategy and my extensive negotiating experience we will develop a plan which help you reach your goals and objectives.
